Bed and Bath
Up to 6 guests can sleep in this two-bedroom apartment, though it's ideal for two to four:
- Bedroom 1: 1 queen bed, en-suite bathroom, private balcony, and TV
- Bedroom 2: 1 queen bed, private balcony, and TV. Bath is just steps outside the room
- Living room: 1 pull-out couch, large enough for 2 guests
Both bedrooms have plenty of storage space in the closets. TV's and contemporary floor coverings add a pop of style. Sleep well on freshly laundered, high-quality bedding and wake up to natural light from the large windows.
The apartment includes 2 full bathrooms, so getting ready will be a breeze for everyone! Both bathrooms include glass showers, sink, and large vanity mirrors. We provide toiletries, towels, and a hair dryer so you can pack light.
Living Space
The apartment features a large, open kitchen/living area, which is lined by floor-to-ceiling windows that let in lots of natural light. Those ceilings, by the way, are 12 feet tall!
Although the North Loop is filled with amazing restaurants, the kitchen has everything you need for a home-cooked meal. Appliances include a refrigerator, freezer, gas stove, oven, microwave, dishwasher, toaster, and coffee maker. The cabinets are stocked with cookware, dishes, glasses, and utensils. The granite peninsula provides extra counter space and a place for an appetizer buffet!
Kick back in the living room, where you’ll find comfortable sofa and armchair seating. It’s the ideal spot to play games, watch a movie on the flat-screen TV, or recap the day’s Minneapolis adventures.
Step out on your private balcony for some fresh air and incredible city views. The balcony is furnished with chairs so you can enjoy breakfast al fresco or wind down with a beverage at the end of the day.

- All guests must be over the age of 25, unless part of a family unit. Verification may be required.
- All check-ins are contactless! To provide this service, we require a photo of yourself holding your ID to verify your identity, to be emailed or texted to our reservations department prior to check-in. No exceptions.
- Bookings made within 7 days of arrival will require additional documentation.
- A Minnestay Rental Agreement must be signed prior to arrival. This will require that you provide us with your email address. Please inquire about the terms and conditions prior to booking.
- This is a 100% smoke-free property (tobacco, cannabis, e-cigarettes, vape, etc). There is no smoking allowed on the balconies, rooftop patio, or within 25 feet of the building's entrances.
- No events! This home is designed for families and responsible adults. Restrictions include, but are not limited to: Weddings and wedding celebrations, Bachelorette/bachelor gatherings, and reunions.
- No pets are allowed at Sable. Certified Service Animals are welcome and will need to be mentioned prior to booking.
- Consumable amenities provided by Minnestay are not refilled during stay.
- Quiet hours: 10PM-7AM, strictly enforced.
- This building is located in an urban, downtown area and you may experience construction and traffic noise during your stay.
- There are security cameras located on site, in the common areas of the building.
- Loss of key fobs, and/or parking passes will incur a $250 fee per key/fob/pass.
- Fines up to $2000 per violation will be accessed to anyone found breaking these rules.
- Direct bookings or other online booking sources may be subject to a 3% cancellation fee.
Deviation from these rules can result in an eviction from the premises with no refund, as stated in the signed rental agreement.

## House Rules
✓ All guests are required to sign Minnestay's Rental Agreement prior to check in. A link to this agreement will be sent to your email address and will be signed electronically. Please inquire about the terms and conditions prior to booking.
✓ We provide contactless, "self" check-ins. To provide this service, we require a selfie of you holding your ID to verify your identity prior to check-in.
✓ Our minimum renter age is 25 years old.
✓ The Fitness Center is located in a neighboring building. Passes are available for $10 per day plus taxes. Please inquire with reservations to reserve a pass.
✓Quiet hours are from 10pm until 7am and strictly enforced. Noise violations will result in a minimum fee of $150 per violation.
✓ No pets are allowed at Sable. This includes in the units and common areas of the building, including the 9th Floor Roof Top patio and 1st Floor Member's Lounge. Service Animals are welcome and will need to be mentioned prior to booking.
✓ This building is in an urban area and you may experience construction noise during your stay.

"Fantastic location, walkable to pretty much all we wanted to do in Minneapolis. Perfect set up for two couples. Immaculate. Loved having the outdoor terrace and rooftop deck.
Can be noisy at night if you leave the windows open, but it's a city locale.
Beds and pillows are very comfortable.
Only negatives are that the dryer takes a long time to dry clothes and the check in and check out procedure is a bit cumbersome with emails, texts and long numerical codes. Daily entrance to the unit and use of the garage are quite easy.
I was also put off by the contract that Minnestay requires but I signed it and we have not had a problem.
There were four of us in our unit and we would all stay again."

Host was very responsive during our stay! There is access to the garage on the level of the apartment, I thought that could have been better explained, but we eventually figured it out. Walking distance to bars and restaurants in North Loop was super convenient. Prior to our stay I was slightly thrown off by the requirement of a selfie holding your ID, but confirmed with Airbnb it is within their guidelines. I would stay again!"

My only complaint is that we ended up having to wash a lot of the dishes when we got there. Most of the silverware & glassware was pretty dirty. However, they had plenty of dishwasher detergent so it wasn’t a major issue.

"Our group of 6 stayed in this 2-bedroom apartment very comfortably using the sleeper sofa. Having 2 bathrooms and the balconies were great amenities. We loved the kitchen and were surprised by how well stocked the kitchen was with appliances, glasses, mugs, plates, bowls, and pans. The neighborhood has a variety of great restaurants and coffee shops within a couple of blocks as well as a Whole Foods grocery that is just half a mile away. Unfortunately, there are no pharmacies within easy walking distance. We used the metro train to get around the city, and the Target Field stop is very close.
We loved the place and would definitely stay here again."

"Really nice condo. Well stocked (should include cofee filters if including coffee though) and nice little touches. Beds are comfortable. Enjoyed having coffee on the balcony every morning. Parking is convenient with garage attached directly to complex. North Loop has so many great food and bar options. Rooftop patio is really nice - although needs to be cleaned and one fire pit is not working.
The only issues we had were minor. TV in master wasn’t plugged in and no remote but able to use app on phone. We did keep having an issue with the breaker tripping in the master bedroom. It was very random and not even when something was turned on that was previously off."

"Excellent condo in an excellent location. We really enjoyed our time with Minnestay at Sable. We did have a couple of minor repair issues but they were responsive and resolved within the first 24 hours. Also, the verification process is elaborate with a separate contract you need to sign after you have already been accepted on Airbnb. They needed my driver’s license and lots of personal information from me. They also had a pretty steep fee for any noise or smoke complaints. On the positive side, we had no issues with noise or smoke during our stay. The place itself is fantastic. We enjoyed the view, the kitchen, the balconies, the furnishings, the separate climate controls, in suite washer and dryer, and modern bathrooms. Whole Foods is nearby by car. Included parking was great. We would definitely stay here again. We have two kids with us and was perfect for our family."

"Our stay at the Sable was great and exactly what we had expected/was advertised! The space is very cool & modern and lots of little touches to make the stay convenient - extra toiletries in the bathrooms, Alexa/speakers in the rooms, plenty of stations on the TV, and a stocked kitchen with essentials for cooking or ordering in (plates & silverware, oil/salt, coffee)
They were also super accommodating to getting me in a bit earlier, which was super helpful as we rented this space for our wedding weekend! We even had some family members over to hang out in the lobby when they got into town - the rooftop was BEAUTIFUL it was just too cold to spend much time up there.
This AirBnb is in a great location and was definitely worth the price tag. Checking in and out was easy and parking was super convenient and a dedicated spot in the ramp came with the rental. Would book again and will definitely recommend to out of town gifts.
Only thing(s) missing - there were no laundry pods or dryer sheets, which was OK because I brought some extras. It seemed like they were just out and accidentally not refilled, as there were containers for this at the combo washer/dryer. May want to bring your own just to be safe?"

"We were impressed by the beautiful modern-industrial decor and spaciousness of our accommodations at Sable. The location is very desirable, as we were by a ton of great restaurants and bars. We also utilized the grills on the stunning rooftop, which also had fire pits for residents and guests to use. We had an issue with using the parking pass to access our free parking spot, but when I called Minnestay they answered immediately and provided options to help. Great customer service for sure. Definitely no regrets with choosing Sable for our girls staycation weekend!"
